Have you been considering selling or buying Canberra real estate this summer season? You're not alone. Many people use the holiday period after Christmas and the New Year to get their homes ready for sale. Buyers also use the time to visit open homes at the weekend and sort out exactly what their new property must include.

If you are thinking about buying or selling in Canberra, but you're too busy to even think about it until the holiday season is over, then you might be missing a trick, according to Peter Blackshaw Real Estate Sales Consultant Tina Meir. We sat down with her to discuss what summer brings to the real estate market in Canberra – hopeful buyers and sellers should take note.

What does the New Year bring with it?

Along with New Year's resolutions and a possible new perspective on life a year on, 2017 might prove to be one of change, where you start a new job or a family. You might even move your kids to a new school, or go back to university and want to be closer to the campus.

"The New Year brings change and people in Canberra use summer holidays to look around for the changes they want before school starts again," commented Tina.

"Many Canberrans take time off during summer so it's a great few weeks for them to really concentrate on looking around and visiting as many open homes as they can. The same goes for sellers – that few spare weeks at the beginning of January is the perfect time to clean the house from top to bottom, and even do the garden."

There's never a perfect time to list or buy, though – it's all about circumstance.

"People tend to list their homes less in winter, and before the Christmas break, so they can focus on their families," continued Tina.

"There is a definite dip around holidays. Personal timing is more of a factor than the weather, though, so those who do list during the summer will definitely benefit. When supply is lower, it earns great prices for the seller. Right now, supply is tight, and demand is high, so we'll get between 25 and 30 separate groups through open homes at the weekend."

Should sellers expect better returns around this time?

The capital gains on a property don't have anything to do with how high in the sky the sun is – rather, it's all about the market conditions. When demand is high and supply is low, as it is now, prices tend to be far higher.

"A property was recently sold at auction by our office for $400,000 above the previous record sale for that suburb," stated Tina.

"Just because it's the holiday period doesn't mean people are trying to get a better deal. They're just as willing to spend what they need in order to buy a new home. Buyers aren't concerned about purchasing around Christmas and the start of the new year at all."
